Sauk Village Community Development helps assure the health and safety of its residents. Below are summaries of commonly used codes that all residents should be aware of.

Housing Inspection Program

The Village requires a person to have a Sales & Rental Inspection before another person can occupy the house and establish water service. There is an application and a $50.00 fee that has to be paid before we can schedule an inspection.

 

Tall Grass and Weeds

The Village has minimum requirements for mowing and trimming grass and other vegetation on private property. Grass must be less than 8 inches in height. All areas need to be kept free from weeds or plant growth, which are noxious to the public health and welfare. The person responsible for the maintenance of the property is not only responsible for the principle yard and lawn areas, but also areas between the property and the paved area of all adjacent streets including easements.

 

Garbage/Rubbish

Sauk Village has defined rubbish and garbage and has minimum requirements for the storage of garbage and the removal of rubbish. The person(s) responsible for the maintenance of every establishment producing garbage and /or rubbish must provide plastic or polyethylene bags that are sealed at all times or garbage cans with lids. All garbage cans or bags shall be stored towards the rear of the property.

 

Parking

There is no parking on any non-hard surface, which we strictly enforce (A hard surface is concrete or asphalt) also there is no parking on the street on your garbage day from 7:00 to 3:30 no exceptions.

 

Abandoned/ Inoperable Vehicles

Vehicles are considered inoperable when they do not have a current license plate or Village sticker. Such vehicles must be stored in a garage. If any vehicles can be seen from the street fines will be issued.

 

Snow Removal

There is no parking on the street after 2inches of snowfall until snow is removed and plowing is complete.

 

Property Maintenance

The Village requires every homeowner to maintain the exterior of their property. All structures require a house address at least 4 1/2 inches that can be seen from the street. All exterior siding and trim which includes soffits, fascia, eaves, windows, gutters and doors must be properly surface coated to prevent deterioration. Every year letters go out to individuals that have exterior work that needs to be done. We encourage everyone to participate; it enhances the overall appearance of our community.

 

Driveways and Sidewalks

All driveways must be maintained patched and sealed etc. There is no parking or blocking of a public way.

 

Swimming Pools

All swimming pools must be maintained which includes stagnant water etc. Every pool must have a cover on them when they are not in use. There are no exceptions violators will be fined.

 

Zoning

Properties within the village are zoned for specific land uses. Requests for zoning changes must be recommended to the Zoning Board and an application for variances must be filled out.

 

Home Occupation License

If you are running a business out of your home you must fill out an application and pay a $25.00 fee. There are strict rules and regulations regarding the type of business that are allowed and the IRS notifies the Village of any tax numbers being used.

 

Business License Regulations

Our businesses are inspected every year in April, along with the Cook County Health Department, which does annual inspections.

 

 

Building Permits

 

Permits are required for the following:

Gutters, downspouts, siding, soffit, fascia repairs, window replacement, furnace/Ac replacement, electrical upgrades, roof replacements including shingles and decking, sheds, concrete work, decks and sewer clean outs, etc.

The regular building permit fees shall be $50.00 per the first $1000.00 and 2% for the remainder of the cost.

Other Permit Fees:

Driveway - $50.00

Swimming Pool - $50.00

Fencing - $50.00

 

 

Please contact the Community Development Department before beginning work and we will notify you if a permit is required. If you have a contractor doing the repairs to your home they are required to have a contractors license with the Village, it’s for the home owners protection.

 

It is the homeowner’s responsibility to contact our department to see if the work you will be doing will need a permit. NOTE: Anyone that does not obtain a permit before work begins will be charged double the permit fees. If you need a dumpster these are allowed:
